I started looking at rentals in Jan and it occurred to me that buying might be cheaper. With the HOA I think owning is about 100 more a month, but I own it. The important thing is I have so much money that I can set aside for the mortgage, taxes and HOA, and I needed the purchase to fit that. I worked with two different relators and three different lenders trying to get someone who would be available during normal business hours to answer questions, and able to give me non sugar coated what can I actually afford, what does the VA need to sign off on the purchase and regular updates to keep me in the loop. The first lender veterns united tried their best to get me to pretend that the foreclosed houses were 20 minutes away not an hour in heavy traffic. I don't blame the real-estate agent it was clearly being directed by veterns united. The next lender would only answer via text message and half the time it felt like someone was answering for him. I don't know I understand for cape canaveral 200k is the low end for the area. But then Kyle said lets try someone who he had worked with in the past. I said ok and on March 10th we closed on a new condo 10 minutes from where I work with a new washer, dryer and dish washer. They worked with the seller and real-estate agents to get it to close under 200k and an actual zero down VA loan. The only down sides were they really dug through my bank statements and watched my balance for the entire process. That said it worked out in the end, while it was nerve wracking not knowing if some little thing was going to derail the entire process. We got it done. The paperwork up until close was scary in that there was nothing about electronic payments only a PO box. At close there was two options for electronic payment monthly and bi-monthly. So that was one worry they really should have cleared up earlier in the process. That said Stone Keefauver, Peter Keefauver, Michael Schrupp and Chelsie Shilts all put in the hours to get everything documented and ready for underwriting, and getting all the info myself and real-estate agents needed both mine and the sellers.

Communication by Evelyn was top notch as we knew where we stood during the loan process. She helped us old folks learn how to do Docu-sign which was over our competence level be she made it easy. She worked to smooth out trouble spots and take as much off our shoulders as possible which allowed us to breathe easier. Evelyn along with Apex Title made the final signing process easy enough although a 2" high stack of documents to sign was rather daunting. Hopefully I'll never have to get another construction loan but if I do, I'll come back to New American Funding and request Evelyn McDonald.

We worked with Neal Brown. The first week he was great and communication was great ( I assume just so he can get us locked in so he can get the commission) after that, we didn’t hear from him. We had absolutely no idea what was going on with our loan ( we were first time home buyers and had no idea how the process worked). He would ignore my agent and myself emails. I finally texted him and had to ask if he was still working with us. He told me our appraisal was going to be turned in by Jan 7th. Come to find out Jan 17th they still had not received it. No one was following up on either. Appraisal was done Dec 31st there should have been no reason for the delay. Once we got the appraisal it was filled out incorrectly, I texted Neal ( cause again he was not keeping me updated and he said “ all is good” come to find out 4 days later, Bill said we were waiting on HOA to email us information back to update the appraisal. Neal again never advised me there was yet another delay.. when I asked Neal about it, he told me to have my agent reach out to the hoa. Why would that be my agents job and not the lender? Till this day I have yet to hear from Neal, I just closed yesterday ( by the way I got the final numbers as I was on my way to closing) there should have been no reason we were cutting it this close. The communication was awful and was like pulling teeth to get some kind of answer. As mentioned, being a first time home buyer it would have been nice to have someone assist with the process and not just leave us hanging.

Pam and her team were ON TOP OF IT when it came to gathering our documents and working with underwriting to get our loan cleared. They were fast, thorough, and easy to work with.
